* Accidental Damage Insurance: $50.00, which is the minimum level of insurance required. Guests are covered up to $500.00 (US Dollars) in accidental damage insurance. Your Security Deposit is used first before the Accidental Damage Insurance kicks in. Any damage exceeding the amount of $500.00 (US Dollars) will be the responsibility of the renter listed as the primary renter in rental agreement

* Bedroom Rates: Our rates are based on the total number of bedrooms required during the entire stay. Each bedroom is considered to be double occupancy.  Bedrooms ordered are in sequence shown, the fee for change in sequence is $25.00, requests must be made seven days prior to arrival.  We only rent to one party at a time and close off the bedrooms that are not ordered the rest of the home is open for full use. Bedrooms and sofa beds not ordered are locked so it is important that guests place orders accurately.

Suitability for Children:  This home is not suitable for young children. Our insurance carrier will not allow us to have any children under the age of 2 years of age on the upper level as in an emergency the only way out would be through use of a rope type fire ladder. The stairway in this home is also very steep and the railings around the upper level does not go to the floor, the home also has a pond and waterfall. Should a guest elect to book the home and not heed our warning we will require a risk disclosure and liability waiver to be signed. Young children are not free please be sure to include infants, babies and toddlers in the total headcount. Children 3 years and under there will be an extra baby fee of $75.00 to cover the costs to child proof the home, excess cleaning time and extra costs for removal of baby diapers

* Time Change Option:  Early Check-In/Late Check-out Option $20.00/hr (option is only available when we do not have a back-to back booking). 

* Credit Card Payments: We accept the following credit cards (Visa, American Express and Master Card)

* A Quick Clean, Laundry, Trash removal and Hot Tub chemical check is included.  NO DEEP CLEANING of any kind is included in the rate.  

* Extra Sleeping Capacity: The lodge has an extra sofa bed that is optional and must be ordered separately.

* Rates:  Vacation rental rates do not include 10.1% tax or cleaning/guest service fees and are subject to change without notice.

* Rental Application Fee: $35.00 This is a one-time fee that is only charged to renters that have not stayed with us before. We require that new renters provide us with a copy for their Driver's License to insure that the person that is named on the rental agreement is accurate and meets our age requirement. The fee also covers our time to verify references or to confirm you are a vacation renter is good standing.

* Reservations Deposits: A 20% deposit is required at time of booking, the balance is due 60 days prior to arrival. For payments by eCheck (electronic funds transfer) we will provide the link to our secure processing site after the reservation has been processed.

* Reservation Changes: No deletions to a confirmed reservation will be allowed. Renter can make additions to the reservation up until two weeks prior to arrival without charge. No charge for up to two reservation changes, a $20.00 reservation change fee will be applied on the third change or after the final confirmation details have been sent.

* Reservation Holds: Sorry no courtesy reservation holds permitted. Please review Rental Polices carefully before processing a reservation on line.

* Sleeping Capacity: All guests staying on the premises must pay for sleeping accommodations). Each bedroom is double occupancy.  We do not allow guests to bring sleeping bags, air mattresses or to sleep on floor. We reserve the right to cancel reservations if sleeping accommodations are not adequate for the number of occupants listed on the reservation.

Security Deposit $250.00: All rentals regardless of stay duration require a damage security deposit. This deposit is fully refundable within seven (7) days following the end of your rental period if paid by check, deposits paid by credit card will be held and released the day of departure if the premises are left undamaged and all inventory intact and all financial obligations met. Renter is responsible for any and all damages caused during their stay including damages caused by others in their party and/or their guests. A portion of this security deposit will be used for excess cleaning at $30.00 per hour and/or trash removal at $25.00 per hour plus the dump fee, if the property is left excessively dirty or littered.
